<li><strong>Assign Contracts to Investors</strong> â€” An assigner is an investor who gets properties under contract and assigns the contracts to other investors. The assigner makes money by establishing a separate agreement with an investor and assigning his or her interests in the property for a fee.</li>
<li><strong>Wholesale to Investors</strong> â€” A wholesaler is an investor who buys properties and flips them in â€œas isâ€ condition at a wholesale price. A wholesaler, like an assigner, writes a contract to the homeowner for the purchase of the property. However, the wholesaler doesnâ€™t assign the contract, but rather closes on the property and takes ownership.</li>
<li><strong>Rehab and Sell</strong> â€” A rehabber is an investor who buys properties, makes repairs/improvements and flips them in â€œmove-inâ€ condition at a price at or near fair market value. A rehabber, like a wholesaler, focuses on flipping properties quickly, and usually closes deals within 60 to 90 days after making the purchase.</li>
<li><strong>Buy and Hold </strong>â€” A holder (landlord) is an investor who buys properties and keeps them for long-term equity growth. Like the wholesaler and rehabber, the holder looks for a big discount from the fair market value to make the deal profitable. But unlike them, the holder does not want to do quick flips for fast cash. Instead, the holder keeps the properties and benefits from the wealth buildup because of appreciation over several years.</li>
