Real Estate Planning

It’s a real estate adage that is truer now than it ever was:

Location, Location, Location.

When you’re looking to get into the home of your dreams, location is going to be one of your key buying points. For example, is it in an appealing neighborhood? Is it conveniently located close to work and other oft-traveled destinations? Is it zoned for the top schools in the area?

Those same concerns also hold true for investors who are eager to purchase, renovate and flip homes for profit. Location is a major selling point — if you don’t have great location, you can be sure it will be a major strike against you in the minds of prospective buyers.

The July 2009 edition of Foreclosure.com’s free educational newsletter, “Investment Exchange,” is now available, which details how you can find a great home in an ideal location at a price you can afford.

The excitement of an opportunity-laden market like we are enjoying right now can sometimes cause you and other buyers to think that it’s impossible to lose; however, the reality is just the opposite — Yes, the market is ripe for the picking, but that doesn’t mean there aren’t a few bad apples in the bunch.

We’re here to help you make the right choice. The smart choice. To check out Location, Location, Location today be sure to click here.

Remember that “Investment Exchange” is a FREE resource that Foreclosure.com provides its site visitors. Sign up to receive the educational real estate newsletter each month at no cost right here.

The Foreclosure.com Community Expert Program (CEP) continues to roll, connecting real estate agents with 1,000’s of potential buyers in their local areas for less than the cost of one open house ad.

Sounds too good to be true, right? Well, the good news is that it is indeed a fact.

Community experts appear directly on the property details pages for all the listings that we have in our massive nationwide database (more than two million and counting) in their designated communities. It’s the best and most cost effective online marketing program available anywhere.

Especially when you consider that Foreclosure.com is getting crushed around the clock and setting new traffic records month-over-month because of the interest in distressed real estate.

In fact, Foreclosure.com — already America’s largest and most trusted source for distressed real estate information — is among the top 20 online real estate destinations on the Web, placing twelfth for visits on a recent report from HitWise.com — the leading online competitive intelligence service — for the week ending on Feb. 28.

This business has always been about “Location, Location and Location.” And it doesn’t get any better for real estate agents right now than marketing their services on the hottest Web address on the Internet to find buyers, Foreclosure.com.

We can tell you about how successful Community Expert Program agents are until we’re blue in the face, but it might be better if we let you hear it straight from them. Check out our latest testimonials after the jump, as well as instructions on how to get in on all the scorching action.

If you didn’t catch the Webinar with Juan Restrepo, “Plan the Real Estate Work, Work the Real Estate Plan,” then you missed an excellent educational session about how any aspiring or existing real estate investor can create a winning business plan.

It’s simple.

Even if you are not interested in becoming an investor — but you have interest in starting your own business — this Webinar is for you. Fortunately, we have it available for viewing in our “On Demand” archives right here.

Juan started the online presentation by explaining, “In order for something to live, something has to die.”

That means whatever success or venture you desire to take you have to let something die in order for that sucess to be a realty. He used a great example of giving up some television time to start writing your business plan.

He then took us through who should write a plan, the reasons you should write a plan and the all important anatomy of a business plan.

Juan did a great job of painting the reality of what it takes to be successful a real estate investor. If you wear too many different hats and play too many different roles than you reduce your chances of success.

In fact, you need to have a plan for each area so that you are prepared for a variety of scenarios. With a business plan in place you will know when and how to take your business to the next level.

As Juan covered the anatomy of the business plan, he went through each aspect from the Vision Statement to the Financial Forecast. This was a very inspiring and “meat-filled” training session.

Remember: If you missed it be sure to check it out RIGHT HERE. Happy planning and happy investing!
