Practice what you preach.

That’s the motto here at Foreclosure.com because it is impossible to run the most successful distressed real estate Web site on the Internet without everyone at every level having a firm understanding of the foreclosure process from the bottom up.

So it’s Thursday morning and instead of braving the commute south to our corporate headquarters in Boca Raton, Fla., I am headed east for the weekly “class trip” to the Palm Beach County Court House in West Palm Beach to provide Foreclosure.com staff members with a refresher course on the auction process.

It’s company policy that we offer this type of activity annually to introduce some of our new employees to the actual experience, as well as keep the topic fresh on the minds of our more experienced team members. From customer service to human resources to programming, all personnel types from every department at Foreclosure.com are invited to participate in the weekly excursions.

Let’s quickly take you through a typical day for us at the court house.

Than Merrill real estate investing course recap

Than Merrill — star of A&E’s hit TV show “Flip This House” who is also among the nation’s most successful real estate investors — was a recent featured speaker during a dynamic Foreclosure.com Webinar entitled, “Make $20,000 While You Sleep.”

And what a pleasure it was to have Than as one of our Webinar speakers!

We learned some great time-saving ways to market distressed real estate. Than shared his personal story with us on how he got started, mistakes he made and how he is making money hand-over-fist while he sleeps and goes on vacations.

Than also covered the importance to have a system and what automation will do for your business.

His enthusiasm was contagious. Along with sharing FREE sites to market your real estate flips, he provided the tactical plan to be effective in developing your buyer’s list.

Real estate planning secrets revealed

If you didn’t catch the Webinar with Juan Restrepo, “Plan the Real Estate Work, Work the Real Estate Plan,” then you missed an excellent educational session about how any aspiring or existing real estate investor can create a winning business plan.

It’s simple.

Even if you are not interested in becoming an investor — but you have interest in starting your own business — this Webinar is for you. Fortunately, we have it available for viewing in our “On Demand” archives right here.

Juan started the online presentation by explaining, “In order for something to live, something has to die.”

That means whatever success or venture you desire to take you have to let something die in order for that sucess to be a realty. He used a great example of giving up some television time to start writing your business plan.

He then took us through who should write a plan, the reasons you should write a plan and the all important anatomy of a business plan.

Juan did a great job of painting the reality of what it takes to be successful a real estate investor. If you wear too many different hats and play too many different roles than you reduce your chances of success.

In fact, you need to have a plan for each area so that you are prepared for a variety of scenarios. With a business plan in place you will know when and how to take your business to the next level.

As Juan covered the anatomy of the business plan, he went through each aspect from the Vision Statement to the Financial Forecast. This was a very inspiring and “meat-filled” training session.

Successful real estate investing tips with Howard Small recap

Howard Small recently hosted a fantastic online Webinar, “Real Estate Money Machine,” during which he walked the class through current and former economic cycles and how housing is/was affected (i.e. pricing and making a profit).

He pinpointed the strategies to use during a cooler market. We also walked away with a great tool that was FREE to all who attended — his One-Minute Analysis.

Howard illustrated the different markets and what potential spread an investor could profit from. He taught profit-making principles where you can “invest small” and the potential timeframe to put that profit in your pocket.

In addition, Howard touched on the tools that are available for investors to use for finding great deals, potential buyers and motivated sellers. Audience members had an opportunity to give feedback on what some of their current challenges are today. They also asked several specific questions pertaining to them personally that Howard shared his insight on.
