Buy a HUD Home with an FHA 203(k) Streamline finance program (owner occupant) and finance into your loan up to $35,000 for limited repairs either required lender repairs or cosmetics even upgrades to be completed after closing.  No structure issues or changes allowed. 

Buyer must qualify for the additional amount added to the loan amount in a mortgage payment and the home must appraise for the repair addition.
