Real estate investing is a fabulous business and one of the best investments you will ever make in your life. Foreclosures, in particular, represent fantastic opportunities to make incredible profits in a relatively short amount of time.
In fact, it’s not unreasonable to make hundreds of thousands of dollars in the span of just a few months with the right approach and attitude. That’s not an exaggeration … it’s the truth.
Of course, one topic that is always on the mind of investors and affects investment patterns is the current economic climate — especially in this market.
But real estate has always been — and always will be — fluid, moving up, down and sideways, which often influences perspective when it comes to real estate investing. Some investors choose to limit their transactions when the market is down and others go overboard when the market is up.
Here’s the skinny: Finding the right balance is the key to success.
Foreclosure.com Founder, President and CEO, Brad Geisen, will always tell you that there is never a bad time to invest in foreclosures — a deal is a deal is a deal. In fact, buying when the market is in a downturn, over the long-term, is where real money is made.
And Brad would know. At just 24-years-old, he was a self-made millionaire, buying and selling foreclosures en route to an unbelievable personal fortune.
He’s now been in the foreclosure game for almost two decades and provides these five money-making tips to successful foreclosure investing in any market:
- Bird Dog Properties for Investors — A bird dog is someone who finds out information about homeowners and/or properties and passes that information on to investors. A bird dog makes money — from several hundred dollars to several thousand dollars — by collecting referral fees when the investors use the information to close deals.
- Assign Contracts to Investors — An assigner is an investor who gets properties under contract and assigns the contracts to other investors. The assigner makes money by establishing a separate agreement with an investor and assigning his or her interests in the property for a fee.
- Wholesale to Investors — A wholesaler is an investor who buys properties and flips them in “as is” condition at a wholesale price. A wholesaler, like an assigner, writes a contract to the homeowner for the purchase of the property. However, the wholesaler doesn’t assign the contract, but rather closes on the property and takes ownership.
- Rehab and Sell — A rehabber is an investor who buys properties, makes repairs/improvements and flips them in “move-in” condition at a price at or near fair market value. A rehabber, like a wholesaler, focuses on flipping properties quickly, and usually closes deals within 60 to 90 days after making the purchase.
- Buy and Hold — A holder (landlord) is an investor who buys properties and keeps them for long-term equity growth. Like the wholesaler and rehabber, the holder looks for a big discount from the fair market value to make the deal profitable. But unlike them, the holder does not want to do quick flips for fast cash. Instead, the holder keeps the properties and benefits from the wealth buildup because of appreciation over several years.
Clearly, there are several different strategies to accomplish your real estate investment goals. And these are just the tried and true techniques that Brad recommends and teaches in our new eight CD/DVD training course entitled, “Get Rich Buying Real Estate Foreclosures with Brad Geisen.”
Furthermore, we want to emphasize that no technique is better than the other. Investors are all different and excel in different investment areas.
Our primary goal with this easy-to-understand course is to help you determine which strategy best fits your personality and time commitment. Put simply, we want to get you informed, confident and prepared to close amazing deals.
“Get Rich Buying Real Estate Foreclosures with Brad Geisen” is the ultimate step-by-step guide to investing in distressed properties for unbelievable riches. It will soon be available for sale on Foreclosure.com and other Web sites.
